Before any home, building, or structure gets built, the land has to be ready. Site preparation covers everything that needs to happen between raw land and the point where construction can begin — and when it’s done properly, it sets the entire project up for success.
3H Construction LLC handles site prep for residential and light commercial projects across the Richards area and throughout Grimes, Walker, Brazos, and surrounding counties.
What Site Prep Involves
Site preparation isn’t a single task — it’s a sequence of steps that gets the land ready for what comes next. Depending on the project, that might include:
- Clearing the existing vegetation, trees, and brush
- Rough grading to establish the proper elevations and drainage slope
- Topsoil stripping where the build footprint will be
- Subgrade preparation and soil compaction
- Establishing rough access for construction vehicles and equipment
- Coordinating the layout and positioning of the build area relative to the property
We work with homeowners building on raw land, and with developers who need multiple lots or a larger site prepped on a timeline. Either way, the goal is the same — get the land ready so whoever comes in next can do their job without fighting the ground.
Why Proper Site Prep Matters
A builder can only work with what they’re given. If the site isn’t properly graded and compacted, foundations settle. If drainage wasn’t addressed, water collects where it shouldn’t. If access wasn’t planned for, equipment damages the areas that were supposed to stay intact.
Site prep that’s done right is invisible — it just works. Site prep that’s done wrong shows up as problems you have to pay to fix later.
Local Relevance
The Richards and Grimes County area has seen growing development pressure as buyers from the Houston area look for property in less congested parts of Central Texas. That means more raw land parcels are being converted into residential and small commercial sites every year, and the demand for reliable site prep contractors continues to grow.
We’re local. We know the terrain, the soil conditions, and what it takes to get a site ready in this part of Texas.

Site Prep FAQs
What’s the difference between site prep and just grading the land?
Grading is one part of site prep, but not the whole picture. Full site preparation includes clearing, topsoil removal, subgrade work, drainage planning, and compaction — everything that needs to happen before construction can begin. Grading alone just shapes the surface. Site prep gets the whole area foundation-ready.
Do I need site prep if I’m just building a small structure or shop?
It depends on what you’re building and what the land currently looks like. Even smaller structures benefit from properly prepared ground — it affects how the structure sits and how long it holds up. We can look at your specific situation and tell you honestly what’s worth doing.
How early in the process should I be calling about site prep?
Earlier is better. The best time to call is before you’ve finalized your build plans, not after. Knowing the slope, drainage, and soil conditions on the property can actually affect where and how you build. We’ve caught potential problems for customers at the estimate stage that would have cost them significantly more to fix post-construction.
Will you coordinate with my builder or contractor?
We work alongside other contractors all the time. We handle our piece — the ground preparation — and hand it off in a condition that’s ready for the next step. Communication with your builder is something we take seriously because it keeps the project moving.
How long does site prep usually take?
A smaller residential lot might be done in a day or two. Larger parcels or more complex terrain takes more time. We’ll give you a realistic estimate when we assess the property.
